Exemptions exist at the state and federal level and each has its own set of rules, such as describing minimum investor financial qualifications, advertising prohibitions, dollar limits for the offering, limits on the number of investors or the amount they can invest, etc. e) Most exemptions are self-executing, meaning the the syndicator has to keep records showing how they followed the rules in case of an investigation by a regulator or legal action by a disgruntled investor.

In all fairness, I know this won't be a popular topic, and I'm going to post up and wait for replies rather than facilitate the discussion....so here goes....I've seen a lot of advertisements, I've received a few offers, and I've seen a lot of offers for "hard money loans" or "private money lending".

I'm not sure this is a good question to answer in the FAQ though, there are many variables and the answer can be Yes or No, depending on where you are doing it, if you're licensed, how you're structuring the deal, how it was presented to the seller, and how its advertised.

If zoning change needed, city will have to advertise it and public opinion and comments by neighbors would com into play..... again, you could approach the neighbors up front and see if they would offer support, especially if it would be freeing up off-street parking for them....Just food for thought.... :-)

Maybe some billboard advertising or advertising on bus benches might work in the area.- Maybe you can put flyers in local Veteran Outposts.- If you had a list of Veterans direct mail might work well. - On meetup.com, I bet there are a ton of Veteran groups that you could join and network through.
