I have been on the sidelines in the forum for a couple of years now as you have, and just now ready to jump in.

From my perspective, in terms of building an REI portfolio, the best bet is to spread your capital over a couple solid cash flow properties and let your tenants pay down your loans over time.

I've gotten a couple since then. 

A couple of weeks later, after someone else had walked, I resubmitted an offer to them based on what the numbers should have been based on the condition of the property and they accepted.After a while, you can just about judge whether something is a deal, or potential deal, or not just from some pictures, the price, and an understanding of the geography on the ground.

Kayla and I were married in January of this year and excited to start our future together.

I found a good deal where I can make a couple grand.

There are plenty of other parts of town with good schools too - this is just a start.There's also lots of flipping activity ITP, targeting young professionals and married couples with no kids yet.
