New to wholesaling, need a bit of help

Hello all,

I am in the state of MD and I am very new to wholesaling. I found a good deal where I can make a couple grand. What documents do I need and in what order do I need to address them? The seller and I have agreed upon pricing and I am in search of a buyer for rent or a flip. Do I need an attorney and/or higher a title company to assist me in this process? Any advice is much appreciated, as I would love to close on this first deal!
