But, the above data seem to be consistent with my experience buying and developing apartment buildings in my market.

Only thing normal or consistent in a good deal is that it's a win for both lender and borrower, but that can look like anything. 

No need to do all of those starting off but listening to 1 podcast a day or reading some blog posts will keep your mind on real estate which helps with consistency.

Be strict and consistent.

While the small features do change over all what's been consistent in the last 10-15 years is the open concept floor plan, clean and simple cabinetry, a true master bedroom with double vanities and oversized closet, and office space.
