I'm no genius but I sold my personal SFR in 2005 (my city's peak) thinking, "WTF is going on with these people (buyers)?

Prices in the 20s made such a run up that in some cases land prices did not recover to their peak values until the 90s.

The day after Christmas is a slow day for me, so I decided to take a look at sales data for Plymouth County, MA vs 1 year ago.Median Sales Price $360,000  +7.0%  Q2 and Q3 2017 median sales prices exceeded those at the peak of the market in Q2, 2006.Average Sales Price $441,297  +8.3%Percent of Original Price Rec's 97.7%  +0.6%Number of homes for sale 1,645  -22.0%Closed Sales 1,886  -0.8%Months Supply 3.1  -22.9%Days on Market 53  -20.3%It's still a strong seller's market and prices are still rising.

Yes it is actually in west Texas oil country where rent prices are about 800 for a 1 bedroom and can go up in to the 1000 during peak items. 

The house rent's for $7000 a week in peak season and is in a beautiful location right on the water.  

Just wondering if the traffic peaks by 7pm from your experience.

In my market during the peak season and events all the good places are at 100% occupancy.
