State of the Market - Plymouth County, Massachusetts

The day after Christmas is a slow day for me, so I decided to take a look at sales data for Plymouth County, MA vs 1 year ago.

Median Sales Price $360,000  +7.0%  Q2 and Q3 2017 median sales prices exceeded those at the peak of the market in Q2, 2006.

Average Sales Price $441,297  +8.3%

Percent of Original Price Rec's 97.7%  +0.6%

Number of homes for sale 1,645  -22.0%

Closed Sales 1,886  -0.8%

Months Supply 3.1  -22.9%

Days on Market 53  -20.3%

It's still a strong seller's market and prices are still rising.  There are fewer homes on the market, and those that list are selling more quickly than a year ago.

For those of us looking for deals, the message is clear.  Have your pre-approval or proof-of-funds dialed in and never leave home without a blank check in your possession.  

Be prepared to look at a target property and make an offer ON THE SPOT because if you don't, it will be gone in a flash.

It's a fun time to be a seller in this market.  Us buyers are going to have to work for it!
