Thursday Rush Hour Open House.

I wanted to share this as it is something that has been very successful for me and it might help some other agents. Now this only works in areas where Open Houses help to sell properties. That means areas that will typically sell pretty quickly, week or less, where the open house creates a sense of competition amongst other buyers. The other caveat is it needs to be easily accessible and close to major commuting routes...not interstates so much as main roads...so buyers can easily stop by on their way home.

So what I do in this case is I have an Open House from 5pm to 7pm. 5 to 6pm, you get a couple people here and there.....but from 6pm to 7pm I get about 30 groups of people through. That is a lot of traffic in a small window of time.  The last 3 times Ive had the Thursday Rush Hour Open House, the buyer of the house came from that OH, and I believe I squeezed out a few more grand on the sales price due to it. They see all those people in the house at the same time, and they really make their offers aggressive. 

I just did one tonight, and I expect 3 offers from individuals that attended tonight.
