Congratulations for taking action!

As of today, I paid off $40,000.00 in debt (all I have left in debt to pay is the mortgage itself), so far I’ve saved $25k for my first rental (my goal is reaching 60k before I actually take action and I’m afraid to purchase without creating an LLC first).  

If you have a number of applicants and the rest are clean, that makes your course of action easier.The gold standard would be to search these databases by SSN; unfortunately, most of the states and counties have gotten rid of SSNs in their court records, so you can't search by them anymore.

But you already made it by taking action! 

After reading your dissertation I see that you have entered boot camp and now ready to take action....lol.....that's fantastic.i am sure the BP community will benefit from your exchanges as you look forward to ours.Good luck and best wishes with your plans.

Even though you are young and maybe don't have as much cash built up, I think your willingness to push through the fear and take action is going to be a huge advantage and I really see you becoming very successful!

I think any reason is a good reason... and minimal action-based plans are probably better than over-thinking it.

Again, I am really not trying to be sneaky here, but I do believe that you have to go out there, network, buy people a few drinks and get the inside news from the locals to get the REAL deals that you won't find on the MLS.
