The available fixer-uppers are gone in days.

The problem is we are midway through renovating our dream Colorado home, baby is on the way, moving across the country, and I think we have decided we don't want to have to deal with finishing the fixer-upper and move on with our life in California.

For my first property, would I be making a mistake by buying a fixer-upper rather than a turnkey property since I have no team of contractors or other connections that people seem to have when doing fixer-uppers? 

There is a lot of fixer-uppers.

I recommend using this program if you can instead of an FHA loan because sellers and their realtors hate FHA and it’s hard to get fixer uppers to qualify unless you use the 203k program.

For example: $15,000 Upper Unit renovation needed when tenant moves out $20,000 Lower Unit renovation needed at some point in next 10 years$4000 for two furnaces$2400 for two hot water tanksEtc...Total: $41,400 / 10 years = $4140 per year.   

All the usual suspects, Redfin, Zillow, HUD etc. do not (that I can find) differentiate fixer upper or needs work properties.

There is a handy search bar in the upper right that makes it easy to find previous discussions, blogs, podcasts, and other resources.

For example, I started by looking for a small, cheap fixer-upper that I could improve with elbow grease and very little money.
