Best way to find leads

Hello, When I first started investing in real estate 1n 1998, It was so much easier to find properties. I find now there are so many websites and lead lists it makes me crazy! Has any one had experience with Batch leads? Constant Contact bulk leads? I also have found a website called Connected Investors. There is a monthly fee of $100 but they differentiate condition, out of town owners, empty properties etc.. All the usual suspects, Redfin, Zillow, HUD etc. do not (that I can find) differentiate fixer upper or needs work properties. Any advice is appreciated. Thanks, Rob

I don't know what Batch leads or Constant contact is to be honest... but here is what I do know. Not only do I KNOW this but this is not opinion, this is fact.

It doesn't matter what company is doing the lead gen, ... if their lead gen is Facebook ads, PPC, etc. etc... those will NEVER be as good as organic leads. And honestly... if those companies don't have a #1 ranking website ( I HIGHLY doubt they do) their leads are not all that great.

So I don't like to talk crap about anything or anyone without anything to back it up with... so I did a quick search for Batch leads, and this is what I found:

Now.. I have mathematically, factually and universally PROVEN already over and over and over again that foreclosure, tax liens divorcee probate etc. etc.. ARE NOT MOTIVATED SELLER LEADS!!!!!!!!!!!!!!!!!!!!!!!!!!!!

This is NOT opinion. I have PROVEN this using several independent systems that those are NOT motivated sellers.. so my verdict on Batch leads is... stay away. That is my honest opinion, and anyone should do their own research and judge for themselves.. BUT I will leave this here for you all to read the proof:

So my verdict is "no", they don't get my two thumbs up!

As for Constant Contact... seems to me they are more based on email marketing. Text marketing is far more efficient. People do not read spam emails. People read texts more. But texting like that is illegal, as is email marketing when not done to code. Either way, ultimately your success depends on the kind of people you email. If they are not motivated sellers, it doesn't matter how you contact them. They are not motivated. So how exactly are they finding people to email to?

Then they have landing pages sms, social media etc. etc.

See a trend? NONE of these companies seem to use actual SEO to get leads. WHY?!?!

SEO is pretty much the only way where people find YOU. People that actually want to sell reach out to you. Why don't these companies have a #1 ranking website? If they are such amazing marketers, and lead generators WNHY DON'T THEY USE THEIR AWESOME SKILLS  to ACTUALLY get motivated  leads DFOR THEMSELVES?? They can't. They themselves use crappy methods to get their own leads. Nahhh. None of them get my thumbs up (sorry...)
