Given that the general discussions here focus on cash flow properties in B, C neighborhoods, I wonder what the exit strategy for investors is with regards to these properties especially in an environment when the economy sours up, vacancies rise and RE goes soft.

The economics get a lot less straight forward in the current environment.

Hi, I’ve had my eye on the area for over a year now and these particular properties are right where I need them to be and in a clean environment.

For me (I hire out GC to do flips) its more like fishing for when something on or off market comes my way where I can see the hidden value i can add.

After that you have to refinance at current rates which in a rising rate environment can put a pinch on your cash flow.
