Exit strategies for multi family units

Given that the general discussions here focus on cash flow properties in B, C neighborhoods, I wonder what the exit strategy for investors is with regards to these properties especially in an environment when the economy sours up, vacancies rise and RE goes soft. Do investors have exit options or are these perpetually buy and hold investments? How easy is it to sell these large multi family properties? Same question even on smaller MF properties? Will there be enough buyer interest and will they be willing to pay a good price especially in a downturn? What about appreciation or that is not to be considered.
