Never purchased real estate before. 

If a multi-family deal has been on the market for over 20 days is it safe to say that it's not really a deal?

Should it be a red flag that the person is selling even though the building is full, and they claim to be receiving positive cash flow?

My best deal came from a house that was on the market a long time. It was a flip, not a rental. I called and found out there was concrete issues scaring people off. After some due diligence I submitted a low offer and it got accepted. Made close to $80k profit on the house!
