In a hot British Columbia market in the Fraser Valley of beautiful BC - what filters/rule of thumb should we consider when consider purchasing four older homes (tear down and build a good size 4-6 story apartment)?

At least if they do find out you have an illegal unit, you can offer your alteration as a possible solution and claim ignorance, vs blatantly ignoring today's rules to put in something equally illegal.

Normally if a client already owns a flagged hotel it would be some what easy to provide funding to buy an additional location.

Look up the 50% rule, 2% rule, NOI, CoCROI, and cap rate.
