Other than that we did the kitchen floor to ceiling, and we had the hardwoods redone the rest was mostly cosmetic smoothing walls and repainting and updating old hardware. we did a fair amount landscaping and tree trimming that really made the yard look much bigger!

Paint the walls and the ceilings the same color to avoid the trim work and taping when it is time to repaint. 

Down to the studs, raised the ceiling, added a toilet room, nice, but not "luxury" finishes. 

On high end porcelain tiled walls to the ceiling I go with the heavier backer board. 

@Sam Shueh I've had to deal with this one before because of a weird floor space/ceiling height requirement in an attic bedroom.

By the time somebody detected the problem the water pipes had burst, ceilings had dropped and lots of damage to the house and furniture, to the tune of $46,000.We had an incident where the gas company turned the gas off, by mistake, wrong address, in a vacant house and we had over $50,000 in damage. 

The house I bought has no attic insulation, and it uses drywall for the attic floor (the ceiling of the floor below).

Have a new tenant that started July 1, she reached out for a maintenance request for a ceiling fan blade that broke, I plan on rejecting her as this was the tenants actions that caused the damage.
