If your walls are in good shape I would go with a satin or eggshell for its durability and ease of cleaning. Flat paint is used for minimizing imperfections, and almost always used on ceilings. Semi-gloss and satin sheens are used on doors and trim. If you are painting over patch areas make sure to prime the patch first to prevent sheen flash. Behr has a new pro line out that performs relatively well and is affordable. If you are planning to have multiple rentals, make sure to standardize colors for easy touch ups.
