My brother and I own several units in a LLC.

My brother and I have some construction loans on new properties coming up on closing. 

They are putting up the money and we split profits 50/50 at the end.If the private lender (usually my brother-in-law) puts up 40k-50k he will usually get another 10k or 15k in 3-6months.

If you self manage you will not escape potential liability by expecting anonymity to be a magic wand, but for the price of formation it is a LOT of protection. 

My sister and brother in law have a four plex down at bragaw and 6th area which is definitely a rougher part of town but they personally haven't had an issues there.When you get the inspection done make sure that the hot water tanks are strapped tight to the wall.
