First time investor - Pennsylvania research

Hey everyone! I have been investing in the stock market for over 10 years now and looking to diversify into real estate rentals. I am from Long Island NY and it is priced out of my sub-65K investing appetite. I have read numerous posts on this forum about HARRISBURG. Are there any major redevelopments going on in Harrisburg? Any other cities nearby that you guys reccommend? I have read great things about Carlisle as well but haven’t seen many properties for sub-65k?

I am looking for areas that have major employment sources and colleges in the area !

Also as a long distance investor, how do you assess if a property needs renovations and how do you ensure those renovations are done effeciently and on time? Are you at the mercy of the property management? Any recommendations for good property management in Harrisburg area ?
