Congrats on scoring a win with your first property.I'm not particularly picky on area of town- the property will be more of a house rather than a home, and my big priority is a sub 25 minute commute to FSH.

Given my starting point, I found that our circumstances are better tailored to particular niches and strategies.

However, the reason I've kept this particular house on my radar is if - and only if - I end up with a killer deal.

One particular strategy that I am looking to implement is the wholesale strategy.

If the sponsors had to provide for their own defense without the benefit of the property’s liability insurance, they’d be out of business pretty quickly.Personally, as an investor, this particular criteria wouldn’t be on my list at all, but your mileage may vary.
