New Delaware Investor

Hello BP,

I moved to Delaware 7 months ago and I'm starting my journey into real estate investing. Right now, I'm in the exploration phase where I'm specifically looking to house hack a duplex or triplex in Middletown, Bear, Newark, Hockessin, North Star, Pike Creek, or Greenville. I'm also open to looking at SFRs. Since I'm willing to make this my primary residence and it'll be my first home buying experience, I'd likely use an FHA loan and Delaware's first time home buyer programs to finance. I'm not in any particular rush, but I'd like to be well prepared for when a good opportunity arises. So can anyone recommend a good real estate agent to work with that is also an investor him/herself? And separately, does anyone have any good experiences with FHA-approved lenders (ideally in the northern Delaware area) that they'd like to share. I'd also be interested in getting to know good property management companies. Lastly, is there any particular advice/tips for a new real estate investor such as myself?

Thanks and I look forward to diving into this journey with you all.
