If I was told that always were cleared, and this was part of the process in order for me to purchase this property, do I have any legal recourse against the title company that should've accomplish this task correctly in the first place?

If you add in 20k in rehab, lawn, snow, any common utilities, and 2 kitchens... seems like a daunting task to make those numbers work.

Some examples would be to create Tasks every time a new lead gets entered, or send out an email to your buyers list with a click of a button.
