Newbie with real estate investing

I'm brand new into the real estate investing Buisness! I have my own renovations company here in Atlanta ga and have worked on many multi family projects doing rehab work. This is where my interest came from when I worked on several properties and I said things would be much more successful, turn around times would be lower, and quality work would be produced if I were the person responsible for the the entire investment process because te projects I worked on if I were the investors I'd be pretty taken back about my projects. But anywho I want to be able to invest with OPM! What do I need to do to get started but please advise!
