What system besides excel can be used to keep track of the metrics on how the property is actually performing after purchase (long-term basis).Thanks in advance for the suggestions 

That they can somehow calculate all the risk out of this.This is a newish part of how real estate gets passed off as a possible get-rich-quick system, too.

Are you recommending adding a third bedroom solely based off adding value or your experience/opinion in renting 2 beds versus 3 in that area?

They just can't put out the needed cash for major systems upgrades. 

I have a great system that's why what I do is working.

A oil fired boiler , a water conditioning system , an oil fired hot water heater , a 4 zone mini split  system , 2 sump pumps , a refrigerator and the stove .

I read that scuppers are easier to maintain and are a cheaper way to drain flat roofs versus gutters or interior drains.  

On a side note: I'm a big fan of time blocking, productivity systems, and practice The ONE Thing methodology.My hubby is working towards getting his real estate license by end of year, and our plan was to work together as a husband-wife team in the short-term and long-term.Most of the advice I've received from my broker and other seasoned agents is that I need to consider going full-time, or I'm at risk of washing out or not reaching my income goals.

Bottom line: I get the system and how things actually work.

As far as raising rents versus evicting right away, the outcome will be the same.
