I just like the idea of separation between our tenants.

I say this as we are working with several agents now from separate firms, and I can replace them all with the cheesy zillow or realtor apps.

If you're a licensed broker (I'm in Indianapolis) but also wholesale, do you have 2 separate businesses are you transacting under 1 for both wholesale and retail deals?

I will definitely have to separate expenses for the 2 units since I'll be living in one of them so won't be able to deduct those.

However, I think the pricing between NPNs and performing notes is about to separate again.

With this layout, you keep the public and private spaces separate.
