Do you rent under an LLC? Do you use this same LLC when buying properties you are going to rent.

We have a rental property which we went through a property management company for the first year but now I am thinking about managing it myself. Tips?

I think you should manage it yourself. I say run them up to about 20 houses then get a PM or move to apartments. I have never used an LLC on single-family. There is really no need. Keep $300,000 liability on each house and a $1 million umbrella policy and you are as safe as can be. Also make sure you take care of your properties so there is no reason to sue.
