Great landlord references, professional employment and wages, great credit scores for potential tenants.I also have a SFR in a "not so nice area". 

Other than that, find the person or company that has what you're looking for whether it's something like 1-4 unit, no income verification, 25% down, score down to 650 on a property that's stabilized with short seasoning or just a long term funding solution on a single family after the renovation is complete.  

After 9 months I Refi the property with Eclipse bank ( smaller bank)(closing cost 3k) ran into a 1 problem the house had gas heaters that count as space heaters in the home appraisel so the underwriter would not approve unless we had HVAC, so I went through with installing the Hvac bc I plan on moving and section 8 this house (6k) the house appraised at 139k, I have no $ in this deal and 30K in equity, 2/18/2020 complete1. make sure you find a loan officer that is knowledgeable, upfront, and credible (they stick to what they say) I didn't like either bank I did business with ( I will try a different bank next time)2. make sure you know the credit score it takes to get a refi usually the better the score the less it will cost you3. make sure the bank that you choose gives you the ARV of the home not what you bought the home for and how much you put into the home4.

Typically you need a 680 credit score to qualify.

Also are there ways to invest without credit score such as getting a co-signer to sign the loan?

I am a veteran with low credit score, we, meaning my wife and I are building my credit back up!

I'm a bit worried about signing a contract with a property management group that acts as though they'll do a great job, but then becomes incredibly difficult to work with when it matters.I'm wonder what kind of questions I should be asking when consulting with different companies (other than "what's your fee?").

I have been waiting and getting my credit score and everything last year in order to get a Duplex to house hack in the Lake county IL area.
