Give proper notice to enter and take photo's of all rooms, give her a check list that describes condition.

I ask the buyer if I can take pics and video, then I upload the video to Youtube and then blast the property to my buyers they get clear photos and a wonderful video.  

It was ok in respect to learning the basics in an unfamiliar world.  

(at the time I gave them access to the basement for storage, I don't anymore but that's a different story lol) I have other tenants in the home so I asked them to take it outside from now on out of respect to them and they did to my knowledge.  

Where do you all draw the line with respect to hard money costs?

I would start by doing a bunch of research and finding out who the well respected shops are, not just the largest.

I am repositioning an 8- Unit Apartment  (Photos Here )  In my analysis i knew that the property was being under rented & with capital & aesthetic improvements i could drastically raise the rents.  

I would market it in my photos.
