good book for newbies.. focus flip and cash flow

Did the Flipping Formula Seminar.  It was ok in respect to learning the basics in an unfamiliar world.  Found the information to be vague and almost teasing in order to invest more in their higher learning mentorship. I've read the BP's beginner guide.  Thought that was good.  Are there any good books out there that really dive into the specifics about flips and cash flow properties?
