Shocking how little regard people have for a brand new house that doesn't belong to them.

Short version, most people who treat it like a side hustle fail because they don't have enough time to dedicate to it and trust others when they shouldn't.

I would LOVE any local people to touch base!!!

I’ve read and explored a lot and was open to the idea of investor partners or people who go in on the deal providing capital and you handle the rest. 

The only issue we did have was unwanted people living there who were not on the lease.I am not sure on the specifics in your state as to evicting these people in case that you need to. 

Especially when you consider how many people transfer title from their names to their LLCs, trusts, etc.

we had 250 investors that represented about 50 million.. and each and every loan save a handful were fractionalized and in the old days of course payments were in the mail and by check so we had a full time Gal ( Carol ) who knew the portfolio inside out.. 

I don't expect people in the forum to be Paraguay experts, so I mostly seek feedback on the U.S. items.

I know that most people say it's dependent upon your area and what you are comfortable but I am just looking for any guidance.

Now I'm left wondering whether it's best to lower the price to get the property off my hands asap or to make some costly improvements that will probably neutralize any increase in value.
