It seems like you need a database management software to host the site, and then to make it easier to work with than the competing brokerages.You could contact an existing service that operates in a different country - in the US, it might be Zillow or Trulia or the MLS service themselves - and see if they'd be interested in partnering with you and using the software they already have, since their solutions are already very sophisticated and well refined.

Solutions:1) Don't use dummies for your mortgage. 2) Say you're doing it to "stay liquid in case something comes up," without specifying that that "something" is going to be an investment property and that "coming up" is going to happen b/c you're looking for one.

I have one 1900 house with 5 bedrooms and the best HVAC solution is 2 mini split systems and a furnace/central air system for the half of one floor with an accessible crawl space to add duct work.

On the plus side, the QBI deduction in the recent tax bill will save you some coin.You should have SOME type of corporate veil (move it to a corporation) to protect your personal assets as well as create barriers between the properties where necessary, but the specific solution to your situation is a bit too vague for anything other than generalizations without more clarifying information, and your best and most specific advice will come from a local and trusted tax advisor and/or lawyer.
