Comps are def something your agent can help you with but you will want to compare things like, sq footage, number of bedrooms, number of bathrooms, etc.

One of my big goals is to to purchase a 4+ bedroom, 2.5+ bathroom single family property in Marlton at a price of no more than 70% ARV by May 1, 2016, fix it, and then either turn around and sell that property for a minimum profit of $30,000 within 5 months or use Brandon Turner's BRRRR strategy and rent it out within 4 months.

They are both rental ready but my long term plan would be to increase the 1.5 bathroom to 2 full bathroom. 1 of the kitchens would need to be updated and the other is pretty good.
