Hello BP!

My name is Harry Metzinger and I am very happy that I found the BP community.  I am excited to begin my journey as a part-time real estate investor.  I live in Marlton, NJ and am preparing myself to invest in fix-and-flip and buy-and-hold single family properties in Marlton.  

I became a member of the South Jersey Real Estate Investors Association (SJREIA) within the last year and recently passed the New Jersey State Salesperson Licensing exam. One of my big goals is to to purchase a 4+ bedroom, 2.5+ bathroom single family property in Marlton at a price of no more than 70% ARV by May 1, 2016, fix it, and then either turn around and sell that property for a minimum profit of $30,000 within 5 months or use Brandon Turner's BRRRR strategy and rent it out within 4 months. My long-term goal is to generate $80,000/year in real estate income within the next 5 years, with the income being generated from a mix of fix-and-flip and buy-and-hold. I am a big believer in writing down goals and have been updating my accomplishments and goals on a weekly basis.

While this is my new member introduction, I am not entirely new to BP.  I have listened to at least 10 BP Podcasts over the last few months and have read numerous articles and an occasional forum post as well.  Thank you very much to Josh Dorkin & Brandon and to everyone who has helped make this site a tremendous resource for someone in my shoes!  I love to learn and BP has been instrumental in furthering my real estate investing education.
