Most owners are never doing as good as most think they do by owning one.Maybe if you can find distressed owners, and buy them 40-60% below market value, then improve things for a fast flip, you could have something.

I think that changes everything.

My understanding is that rents have grown consistently over the last several years in certain markets (such as Nashua) and there’s a lot of money looking for yield, so unless rents are overcooked or demand for rentals goes down, I don’t really see a change in the near future.Would love to hear about people’s thoughts or talk to anyone who is active in the market and willing to share their experiences.Thanks,Kyle

Life changes sometimes happen and that's when you've got to change into damage-control mode and leave the emotions behind with the sole goal of getting them out asap.

I am trying to figure out how latest events are going to affect the industry, because the numbers may change, such as holding and rehab costs.

I'm not sure how to make it any simpler because different options change the pricing (type of stamp, type of letter, etc) but we'll figure out a way.
