K&T wasn’t necessarily dangerous when it was being installed and was phased out for cost reasons not safety reasons, but the fact that it is now 80 plus years old, and most likely has splices in it done by who knows who, and bigger loads on it than it was intended for, original fuses replaced with modern fuses meant for higher loads, the cloth and rubber insulation has likely dried out and become brittle, cracked and been chewed on by vermin... all that means it has a high likelihood of being dangerous today or at the very least insufficient to handle modern day electric loads.

I hate operating like that as it becomes a big waste of time for a lot of people but I would rather disappoint some lenders than get hung out to dry or forced to accept a deal that is sub par.

A portion of drywall, flooring and cabinets have been removed but there is no rot or any structural issues.

(Always bring a flashlight and take a close look) The previous owner was throwing junk down there and there was some dry rot on the sills, nothing too serious but it could have been a lot worse.

If the signed purchase and sales agreement has the incorrect seller name and the deal fell through then that is a cut and dry case of a contract being void and you should get your money back no problem.

Going to recent cleaning job they performed which was $650 , the explanation is , “water removal, pulled the carpet out to remove the padding, laid the carpet back down and added fan to dry out the carpet for few days, streched the carpet back out and sanitized the carpet “ i copy pasted the descrption from invoice .
