What are some mistakes  and some stuff that you wish you had known when you made your first wholesale deal, and what advice would you give to someone about to go about making their first deal ?

So not sure why they made me give them a list.

Even with a contract I think this could be made into a court battle if things go sour. 

I have made some research and find that in the area there is a very high demands of service offices and only a little supply.So the idea i got with this large office space is to make some divisions and rent small offices with minimum 6 months lease terms. 

I have provided exceptional leadership roles that demonstrated my ability to drive results while working effectively with both customers and underwriters.

It is just not going to be like SoCal.Dont get me wrong, I have made money over the years flipping, renting, buying notes, etc.

If a customer doesn't respect the fact that you are entitled to a fair profit for work completed, they'll just badger you and nickel and dime you on every project going forward.

Twenty one years is a long time and plenty of time for attorneys to start realizing there is money to be made in OH on lawsuits against landlords.My point was those regulations while annoying, may actually give you some liability protection.So how much do these lead inspections cost and what is the process?
