The multifamily space is really competitive right now.

I was not really into mobile home investing due to the same reason as most people thought (negatively) about mobile home park, but after buying our first park, I was really surprised by the potential of this space.

There is high demand for rental spaces in my area due to it being a college town, so I am less worried about tenants being scared away for me charging them. 

It is easy to do because it seems like you can get away with wider spacing etc, but that is a quick way to a lawsuit if it fails.

But, with great risk can come great reward.2) Static acquisition is buying a bunch of apartments or office building space and renting it.

It's much more tourist driven and there's a lot space between Phoenix and Sedona so I wouldn't be surprised if you aren't seeing it.
