best way to find a private investor instead of using a bank?!?!

Hey everyone, im in need of your expertise again. I have a property that i love but im having trouble getting it funded because its a mixed use property. Someone suggested I find a private investor to be the bank instead. Ive never worked with a private investor. What is the best way to find one? The realtor that wanted to introduce me to one wanted a finders fee of somewhere in the 12k range. Any help is always appreciated. Thanks everyone
