I’m looking at buildings between 4-10 units as there seem to be fewer properties larger than that on the market now (and they are getting snatched up pretty quickly).

To keep him from coming back to the property (since it sounds like that may be the best option) I would install the blinds yourself or have someone you know help you (it's pretty simple to install them - just time consuming).

Apparently the coffee was being served so hot (190 degrees, which is much hotter than coffee is normally served) because of a policy McDonalds developed based on consumer research that showed people were more likely to spend additional time/money at their franchises if they had to wait longer for their coffee to cool down enough to drink it (if consumed at the temperature served, it would burn people's mouths and throats).

If you don't have a demanding  FT job, I would suggest that you manage yourself because it is definitely doable, especially with one unit, but it can be time consuming.
