Bizarre Contractor in GA Broke in & Demanding Money - Thoughts?
My painter in Georgia threw out all the blinds in my property, 15 of 17 blinds in total, when he painted the interior. Apparently , he 'attempted' to reinstall blinds but when he installed the hardware for the blinds his drill torque was too strong and he split the wood on the inside of each window frame! Damaging every window frame. Reluctantly, he accepted responsibility for replacing the blinds and told me that he would do the installation for free but I had to "pay for the blinds".(?!) He has been demanding his payment for painting the interior and insisting that we figure out this blinds dilemma asap - it's been five days since he told me he threw them out. Impatiently, he demanded that he would be there in the morning to install the blinds that 'he' selected. When I told him that I have a tenant in there now and that we would need to coordinate - his response was "tell the tenant that I'm on my way". I was on a plane, didn't get he text, so he broke in to the house to install the blinds. My tenant is a young woman who lives alone so I'm outraged that he let himself in.
What would you do/say?
Additional issues that disappointed and surprised me - his team used my brand new stainless steel kitchen sink to wash their brushes, leaving paint and a haze in the new kitchen sink and a permanent rust stain ring from the paint can on my counter. They left the place a mess with half eaten food containers all over, muddy foot prints everywhere, paint on every new door knob, paint on every window glass, a new door that he installed wasn't even painted - just factory prime on it as if I wouldn't notice, filthy toilets and one with human waste in it. The place looked trashed. I was shocked when I arrived to do the walk through. When we did the walk through, his team half heartedly attempted to fix the items. And he seemed put off by the list.There are still a number of items to be addressed on the final walk through.
Not looking to make out at his expense. But he seems out of line. He just sent a text that he is planning to put a mechanics lien on the place.
