It's a great idea in the low debt, moderate supply world.

Unless you plan to pair it with a construction division or can build out a brokerage and the property management is utilized to bring in and/or retain business, it's not a great business to be in if you plan to manage 3rd party assets.

It's one of the non-transparent gentrification+migration in history due high COL.For young people and business, it's no longer make sense to live independently in CA even to pursue career so TX gives better choice.

Ideas?

I don’t ever think that investing in real estate is a bad idea, especially if you can start with it being your primary residence.If you can keep up with the monthly payment, you would be looking at both mortgage pay down and appreciation within 3 to 5 years.

Please note that I am not discussing the business idea or the rate of return because I am fine with both and don't want that to be part of the discussion.

What type of insurance do they have that allows them to run that business and why couldn’t those of us with Airbnb’s do the same with a separate agreement?

I have been told that you cannot do this business unless your spouse is on board, but here I am with well over 20 years in investing and over 30 units and still doing it. 

Agree with everyone else - it's the cost of doing business.
