Below is a summary of my position:1-performed $900 due diligence including: general+rental inspections (3 reports), plumbing inspection, and HVAC inspection2-property needs 25-30K in repairs (estimates from 3 GCs) 5,600 appliances5,000 flooring3,100 Basement3,500 Paint1,500 HVAC Furnace750 Hot Water Heater for one unit4,350 Electric: GFI's23,800 Total 3-36K(25% down payment and closing costs). 4-Total acquisition cost: 61-66K5-Expected revenue: 1700-1900. 450-650 net cash flow6-Great class B neighborhood I had a financial partnership that fell through because of COVID-19 recession fears.
