Aren't Austin, Dallas, and ATL hot markets that are at or near their peaks right now and cashflow terrible?

Rents are at a peak while housing prices are recovering.

These properties are in my neighborhood and have been vacant for some time..They simply peaked my curiosity and now I'm left with these questions.Any information would be helpful.

I read the fees page, but they have different fees for invoices by e-mail, online payments, and mobile app payments.

Worst case, I am wrong and I hold off on purchases for over a year (I've been waiting a while) but I haven't missed out on much because prices aren't increasing right now anyways (by me at least) and best case, I save myself some nights of kicking myself in the azz for going against my gut and buying at a peak before losing a ton of equity.

I found a 6 unit package that peaked my interest in Phoenix AZ.

I was listening to one podcast earlier and it peaked my interest in marketing plans.

A couple of months ago I drove past a place on the MLS for $52K, peaked in the windows and it seemed clean and straight.

Granted that was at the peak of the frenzy in our area but WOW!
