I  decided to move there to manage my assets, but it is a great area - something like 400K people in the Eugene/Sprinfield area, it has University of Oregon which is HUGE,  the area is also called "Track Town, so lots of Nat'l Track & Field events, and it's also called the Silicon Shire - so lots of tech industry.

From that, the house does not sound like a deal.You are correct about spring, at least around here, and I assume it's pretty universal but more inventory always comes up in spring.
