I  decided to move there to manage my assets, but it is a great area - something like 400K people in the Eugene/Sprinfield area, it has University of Oregon which is HUGE,  the area is also called "Track Town, so lots of Nat'l Track & Field events, and it's also called the Silicon Shire - so lots of tech industry.

The units are half a mile from my local University. 

We stick with Queen beds, so that sheets are more universal, and also because we feel we get more singles and couples staying there.  

From that, the house does not sound like a deal.You are correct about spring, at least around here, and I assume it's pretty universal but more inventory always comes up in spring.

There are two main reasons why student housing, especially in Ann Arbor, is a good fit for you. 1) Student housing properties are cash cows, when you have half a dozen students living in a house with the average household income around $150K (University of Michigan), they each have a lot of income to pay rent.
