Lessons/experiences/thoughts on out of state investing

Looking to diversify my investments out of my local area to add security and resistance to local changes in economic factors here. Looking for experiences out of your local markets. Gonna stay within reasonable distance so I can regularity visit the assets. Also not gonna buy unless I have a property manager lined up that I trust. What have the rest of you found and learned with investing in other markets.

NNN usually requires minimum 30% down. If you put 300k down that is a 1 million purchase price. Likely need 3% or more for closing costs.

1 million NNN asset is not that high quality or area due to land and construction costs. Really need about 500k to 600k down as more properties in better areas become available closer to the 2 million price point mark.

Interest rates are hovering a little over 5% for NNN STNL. If not national tenant and more mom and pop interest rate is more mid 5's and up.
