From an appreciation perspective, over the long-term I don't think one will necessarily outperform the other by a significant margin.

I’m not here to yell you not to do it but I’d spend a good 80 hours obsessing on this forum and reading books like @Brandon Turner no and low money down before you take the plunge in to Brian Page.

But... if it is, I think your best bet to find the type of syndicator you've described is... offline, and over a period of months or years.

We've since changed over to IGMS which is almost identical to Guesty but lower costs.

After calling in a couple of favors, I am able to put the funds together over the next four weeks and as such we were able to go into contract yesterday with a closing date five weeks out. 

$250K Reno cost seems very high unless it is a big house over 3000 sq ft. 

There continues to be a surge in last minute bookings over last year.
