What recommendations do yall have to accept rent from the mobile home park tenants?

Typically lenders have better rates and can offer better terms than banking institutions because they are not as "mainstreamed."

Find an acceptable way to get them out and review your leasing policies and procedures so this doesn't happen again.

One of them replied that she is currently not renting or owning a house, she is moving because she just accepted a job nearby and she can’t provide rental references because she had lived overseas for 10 years and just moved back last year.

This will give the agent more motivation to get the deal done and my offer accepted.

The leases that were signed by tenants and previous owner clearly states they accept that their lease ends when the building is sold and that they will be required to leave the building within 30 days of the sale.

The sellers agent said they were reviewing deals as they came along, so I sent in my offer a few hours later and had it accepted the following morning.

$325 cash flow per month would be acceptable to me.

I do want the unit and don’t mind the tenant but I did not agree to take on a tenant with the hassles of starting  a 90 day eviction notice and let alone the rent is for less than I would have accepted.
