The thermostat for the entire house is in my apartment and I make sure to seal up all windows and doors before turning the heat on.

Specifically it needs some old wooden windows replaced with energy efficient ones, an HVAC overhaul, and gutters added.

For rentals, it doesn't seem to pay to upgrade kitchens and baths if the existing ones are functional.  

from my own experience, foundation issues would show up in other areas as well, like walls, especially around windows and doorways, as well as outside walls. do you like the property enough to get it under contract and inspected?

Most of the builders in the area (it's a rural area not serviced by city water, only wells) are installing "point of use" RO (Reverse Osmosis) systems (about $500 installed under the kitchen sink). 

They rarely cost that much, they're usually half that, but if the property needs windows and exterior doors, it can get expensive.

Downfalls: Living in a construction site, a two year window before selling

We walked in to dirty floors, windows, a great deal of mold under kitchen sink, carpets trimmed in black dirt.Noticed HVAC unit was corroded(no, I didn’t see it well enough prior).  

I am doing a lot of investing now in Halifax, NS which is out of province for me as I live in Kitchener, Ontario.The prices there are lower and the appreciation is a bit lower yet growing and the rental rates are almost as high as Kitchener.If you want information on Halifax investment, feel free to reach out to me.
