I tell everyone I work with in my investing area to keep an eye out for properties, that includes contractors, property manager, plumbers etc.....I let them know what I am looking for and if I purchase a property based off there lead they will receive a referral fee from me.

There are a few foreclosures I've been eyeing, however, very clearly states that buyer is responsible for any certifications, including Use & Occupancy, Certificate of Occupancy's, permits etc or anything else.
