Re laundry money, i never include this in my calculation - i simply look at it as bonus income. your vacancy at 3% sounds low, again not knowing the location its hard to sell. 5% would be my lower estimate in high demand location and proven 100% occupancy in the last 2-3 years.Repairs and maintenance, unless the property was recently renovated top to bottom or you would renew the large items like roofs, HVAC, water heaters etc 5% and 4$ is tight.

I will second that there is a significant lack of properties that are true "deals" right now since the hurricane has increased overall demand in the retail market and is driving fierce competition.

-Units are same sq ftg (approx 500 sq ft), but one is a studio and one is an actual 1 br-Fully renovated (floor-to-ceiling) units of the same layout and size in the complex are selling today for $155k-$180k (big range, but supply and demand, right?)

I'm assuming the following should all be in the name of the LLC and not me as an individual: -contract with property manager-insurance policy on house-any utilities I continue to pay for (so, for instance, checks to the gardeners / pool guy should come from the LLC) Anything else I might be forgetting?
