I posted the job on our university's website but not even a response. 

The DORA website has a list of the schools and the first time pass rate for each one.

But I’ll leave a unit empty before i just throw a body in there to generate income.

This disappointing approach seems like something which wouldn't happen under Josh's watch.I have nothing against anyone wishing to generate income.

There is a free website called CountyWise.com that can help.

Fred website shows vacancy rate was 11% in 09 and for those buying 5 caps assuming 5% vacancy, are betting on perfect conditions for their loan term.

I do a few flips a year to pay the bills, to keep a team busy, and to generate capital to buy a few more rentals. 

Another idea is to get a website advertising that you can get their house sold quickly, no fees, etc.
